"A shorter wait, a larger and more comfortable patio, an expanded bar, an expanded menu — without having to move our address." That is how Amber Brewer of Yellow Rocket Concepts described the goal behind Local Lime's new home at The Promenade at Chenal, in a summer interview with Little Rock Soirée. The restaurant moved three doors down the sidewalk. Brewer's point was that loyal guests would never need a new address to find it.
That short move explains West Little Rock in 2026. Most of this year's new dining spots around Chenal, Pleasant Ridge and John Barrow Road opened in a space another business left behind, and most of the people opening them are from here.
Three Doors Down, Into a Space Bravo Left in 2020
The space Local Lime took over has its own history. In March 2020, the Arkansas Democrat-Gazette reported that Bravo Cucina Italiana at The Promenade, 17815 Chenal Parkway, showed up on Google as "closed permanently" and had dropped off the chain's website. Soirée's October neighborhood report confirms that the new Local Lime now sits in the former Bravo space.
Local Lime opened there at 11 a.m. on Wednesday, Aug. 12, in Suite F-113. The new space is 8,002 square feet, across from Big Orange, with patio seating in the center of the restaurant.
According to Brewer, the design builds on the original. The white masonry of the first Local Lime now shows up as hand-streaked, adobe-like plaster, plus terracotta breeze blocks and slatted, shutter-style walls that let light and air through. Toro Blanco, the steer head that has hung over the bar for 15 years, moved with the restaurant.
The menu fundamentals stay the same. The bigger bar adds more rotating specials, a wider range of tequilas and mezcals, and more frozen drinks.
The restaurant also has a second job now:
"What sets this location apart as the flagship isn't that it's entirely different, it's that it becomes our training ground."
Brewer said the kitchen at Chenal will train future chefs and kitchen managers for every Local Lime. The front of the house is run by the most senior crew, many of whom have been with the restaurant for more than a decade. The neighborhood restaurant down the sidewalk is now the model for every future Local Lime.
The Space Local Lime Left Already Has a Tenant
The old Local Lime space will not sit empty. ZaZa Madre, a new concept from the same group, is taking over the 3,685-square-foot spot across from the AMC Theater. AY Magazine reported in August that buildout was expected to start later this year. The menu draws on ZaZa's wood-fired pizzas, hand-tossed salads, gelato, wine and local beer. Soirée's Oct. 1 report still described it as "in the works."
So one company has now filled two Promenade spaces in a row, starting with a space a national chain left more than six years ago. Linda Hinton, general manager of The Promenade at Chenal, told AY the changes "put an exciting spotlight on our restaurant mix."
Shops at the center are moving around in the same way:
- Parker Post Boutique moved into a larger 1,669-square-foot space next to Lush Cosmetics.
- The Cinch Haus, a studio for Lagree, HIIT and hot sculpting classes, is in the works next to City Silo. Haus of Allure, offering non-surgical beauty services, is also new to the center.
- A LEGO Store opened near Sephora.
- WellFit Solutions opened a 2,260-square-foot space next to Rye 51 on Aug. 21. It sells fitness equipment to retail and commercial customers.
Off the Promenade, the Same Pattern
Farther east along Chenal Parkway and over toward John Barrow Road, the same thing keeps happening. A newcomer takes over a space with a recent history, and the newcomer is usually local.
| Where | Previously | Now |
|---|---|---|
| Promenade at Chenal | Bravo Cucina Italiana | Local Lime, opened Aug. 12 |
| Promenade at Chenal, across from AMC | Local Lime | ZaZa Madre, buildout pending |
| Pleasant Ridge | Newk's | Luce Italian Kitchen, opened in spring |
| John Barrow Road | Sim's Bar-B-Que | Uncle Johnnie's BBQ, opened July 2 |
| 15400 Chenal Parkway | Painted Tree Marketplace | Small Shoppes Marketplace |
| The Heights | Embellish | The Muddy Pig Studio, moving from Pleasant Ridge |
Uncle Johnnie's shows the pattern most clearly. Jefferson's Mobile Grilling spent more than a decade serving soul food from a truck, then opened its first brick-and-mortar restaurant this summer in the former Sim's Bar-B-Que building. KATV covered the July 2 opening, when the parking lot was already full. Owner Richard Jefferson described the crowd as "a little bit overjoyed, a little overwhelmed."
Some places are also sharing space. On Rodney Parham, Cafe de Crepe serves sweet and savory crepes from inside Infusions Resto-Bar-Lounge while it looks for a space of its own. North Bar closed its Park Hill location, and its West Little Rock location carries on at street level in Bowman Pointe Apartments.
The One Restaurant Building From the Ground Up
Wright's Barbecue is the big exception. The award-winning Northwest Arkansas restaurant is putting up its own building at 800 Rahling Road, near The Promenade. Arkansas Business reported in January that the building would be about 5,000 square feet. Soirée reports it will include the restaurant's signature smokehouse and is planned to open by the end of the year. A Wright's location in Benton opened in August.
Founder and CEO Jordan Wright explained the choice of location simply: "It's where I grew up. My parents live near there." In May he told KATV that October or November was the safe estimate for West Little Rock. Today the target is still year-end, with no firm date.
Wright's will open into a barbecue scene that has already changed this year. Smoke N' Bones BBQ has closed its location at 14524 Cantrell Road. The Democrat-Gazette reported in September that the restaurant had outgrown that space and reopened in Conway. Counting Uncle Johnnie's on John Barrow Road, West Little Rock has lost one barbecue spot and gained one this year, with a third on the way.
Some coffee routines will change too. AY reported on Sept. 29 that the Starbucks at 13820 David O. Dodd Road is among the company's planned Arkansas closures. The report gave no closing date.
Where the Next Few Weekends Land
Some of this month's best plans in West Little Rock are outdoors, a few minutes from Chenal Parkway.
- Friday, Oct. 2, noon to 2 p.m.: Promenade Goes Pink at 17711 Chenal Parkway. The event features breast cancer awareness activities and registration for the Stride for a Cure walk on Saturday, Oct. 3.
- Friday, Oct. 2, and Saturday, Oct. 3, 11 a.m. to 8 p.m.: International Greek Food Festival at Annunciation Greek Orthodox Church, 1100 Napa Valley Drive. Entry is free, and the festival has Greek food, live entertainment, vendors and a kids' area. This is the 40th festival, and it is back after a 2023-2024 hiatus with an expanded kids' zone.
- Every Saturday through Oct. 31, 8 a.m. to noon: West Little Rock Farmers Market at Breckenridge Village. Five Saturdays are left in its first season.
The farmers market fits the same pattern. It is led by an advisory board that includes the Arkansas Local Food Network, The Root Cafe and central Arkansas farmers. Jack Sundell, owner of The Root, said that when The Root opened its west Little Rock location at Breckenridge Village, there was there was "no farmers market west of University, an area of Little Rock that is home to about two-thirds of Little Rock's residents." The St. Joseph Center of Arkansas also plans to open an SJCA Farm Store in Breckenridge Village, selling Arkansas-grown produce like its farm stand in North Little Rock.
At Capital Sotheby's International Realty, we track which storefronts change hands along Chenal Parkway and Rahling Road because they shape daily life around the homes we represent. If you are wondering how a new neighbor like Wright's or ZaZa Madre might matter for your own street, we would be glad to talk it through. Schedule a complimentary market consultation.
